Hayden's Place, W11

Located on the site of the old Portobello Film Studios, this home at Hayden’s Place sits within a small hidden scheme of modernist-inspired private houses designed by Orefelt Associates which were built just over a decade ago. Each property has its own sense of place within the scheme and is cosseted by communal gardens.

This particular house is a remarkable suntrap, enhanced by contemporary styling and a sprawling lateral layout. Internally, angular elevations, recessed lighting and materials such as stone, granite, wood and plaster add to the sense of drama, the highlight being an incredible barrel-vaulted ceiling in the first-floor, west-facing reception room.

Designed by renowned interior decorator Michael Reeves, (a former Andrew Martin International Designer of the Year) the house offers a flexible living and working space with two bedrooms and a master suite located on the first floor. A self-contained bedroom suite is hidden away below the stairs. Overlooking the double-height reception, a top floor mezzanine makes for an exquisitely tranquil working environment and also leads out to a private roof garden - truly a rarity for the area.

Hayden’s Place is something of a legendary address in its exclusive pocket of Notting Hill, and has been a haven for several artistically minded residents including celebrated sculptor Anish Kapoor. It has also continued its connections with the film industry, most recently featuring as a location in a James Bond movie.
